Why drawings and build should be the same firm

Because the gap between a drawing and a buildable thing is where every stalled job lives, and split contracts mean nobody owns it.
Buying drawings from an architectural technician and then tendering the build is a perfectly rational way to buy a loft conversion. It is also the arrangement behind most of the half-finished jobs we are asked to rescue.
The reason is ownership. A drawing can be technically correct and still be awkward or expensive to build. When the two are the same firm, that gets resolved quietly at the drawing stage by a conversation between two people who both have to live with the answer. When they are not, it becomes a variation, a delay and an argument.
The honest counterweight is that a single firm is harder to price against. You cannot put a design out to three builders and compare. That is a real cost and we will not pretend otherwise; what you buy instead is that nobody can point across the table.
