A drawing office
with two teams.
We started in 2009 drawing for other builders and stopped in 2014, because watching a drawing get built badly by somebody else is a bad way to spend a career.
There is a drawing office of three, a structural engineer, and two build teams. Each team runs one job at a time. That is the entire reason our lead time is longer than the firm that can start next week, and the entire reason the programme holds once we do.
We turn down roughly a quarter of enquiries at the first visit, almost always because the ridge height does not give a usable room. It is a short conversation and it costs nothing, which is a better outcome for both of us than a set of drawings for a cupboard.
They told us at the first visit that the ridge was too low for the bedroom we wanted and drew us a study instead. Every other firm had quoted the bedroom.
The programme said ten weeks and it took ten weeks. After two previous builders I had stopped believing that was possible.
The structural engineer walked the roof himself before the steels were specified. It sounds obvious and apparently it is not.
